Welcome to our nationwide Rental Advice and Mediation Service! We are here to help tenants check that they are paying a fair rent and to provide guidance and support in disputes with landlords. Execute Scoring
We carefully assess your rental property using the property valuation system (points system) to determine what the maximum allowable rent should be. This includes checking various factors such as the size of the property, amenities, energy performance and more.
Drafting an advisory report
Based on our points count we will draw up a detailed report. This report will give you insight into the findings and the maximum permitted rent for the rental property.
Communication with the Landlord
We will contact the landlord on your behalf to inform them of our findings. We will ensure that the landlord is informed of the excessive rent and request a refund of any overpaid rent.
Support at the Rent Assessment Committee
If the landlord disagrees with our findings, we will help you file an objection with the Rent Assessment Committee. We will guide you through the entire process, help you prepare the file and can represent you during hearings. In which rental sector does your home fall?
If you rent a social housing unit ( a property with up to 143 points), the maximum (basic) rent is €879.66 (in 2024).

Are you renting a private sector home (home with 187 or more points) or a mid-range rental home for which the lease was concluded before 1 July 2024? Then there is no maximum rent and the landlord may determine the rent themselves.
